This is the house our family used to come to, made ready for yours.

We spent our best winters and summers here with our family. Now we have opened it to guests, and we know what you really need when you arrive by car with two children and a ski bag: somewhere to park out of the snow, a cupboard for wet ski suits, and a proper kitchen so you don’t have to eat out every night.

The slopes, the lakes, the trails — those are Tarvisio’s gift, and it is a generous place.

What is waiting for you when you arrive

These are the details you won’t find at the bottom of an amenities list — but they decide what the holiday feels like.

Covered parking, yours alone

Your car sleeps under cover. In January, while everyone else is clearing their bonnet at seven in the morning, you simply drive off.

Ski room on the ground floor

A private cellar where skis, boots and sledges can dry. Outside the flat, so the snow stays out.

The bicycles are already here

Bicycles are provided. The Alpe Adria cycle path runs right below: from Tarvisio you can ride down to the sea at Grado, or up towards Austria.

Slopes and centre on foot

No shuttles, no hunting for parking. The golf club and the start of the walking trails are a few steps away too.

A kitchen you can cook in

Oven, microwave, espresso machine, kettle, dining table and real utensils. With four people, eating in changes the week’s budget.

You let yourself in

A key safe with a code: no handover to schedule, nobody waiting out in the cold. We agree the time together.

Two terraces and the lawns

All the green areas around the house are shared and freely yours. From the double bedroom you step down into a small private garden at the back.

Tarvisio isn’t only snow. It changes face four times a year, and each time it is worth the journey.

Snow, and the village lit up

The Tarvisio ski area is within walking distance. Beginners find wide, quiet runs; those who don’t ski have snowshoes, the ice rink and the Christmas market under the bell tower. Then you come home, leave the boots to dry in the cellar and turn on the oven.

When the valley wakes up

The quietest season, and the best value. The lower trails clear first, the Slizza gorge runs full with meltwater, and there is still skiing high up. It’s the time to ride out while the cycle path is still all yours.

The lakes, the huts, the cycle path

Lake Fusine is fifteen minutes away and at eight in the morning it is still yours alone. Lake Predil has a lido wedged between the mountains. The cable car carries you up Monte Lussari without effort, and the Alpe Adria cycle path runs right below: ride down to the sea and come back by train.

The forest catches fire

Between October and November the woods around Tarvisio turn red and gold, and the Tarvisio Forest — the largest in Italy — can be crossed without meeting a soul. You walk in the morning, eat at a mountain hut, and come home to early darkness and a warm oven.

How far is the flat from the ski slopes?

The Tarvisio slopes are about 10 minutes on foot, the town centre 12. No shuttles and no driving needed to go skiing.

Is there parking, and is it included?

Yes. The flat has a private covered parking space included in the price, plus free street parking. It is one of the few places in the area with one: in winter it means never having to dig the car out in the morning.

How many people can it sleep?

Maximum 4 guests, in two bedrooms: one double and one with a bunk bed. Three beds in total, plus a sofa in the living room.

Are pets allowed?

No, unfortunately. Pets are not allowed: the flat is small and some guests have allergies.

What is the minimum number of nights?

Three nights for most of the year. In a few very busy periods — New Year, for instance — the minimum rises to seven nights, which however earn a discount.

What time can we arrive and when must we leave?

Arrival is between 3 pm and 8 pm, bedsng yourselves in with a coded key safe, with no handover to schedule. Departure is by 10 am. For different times just write: if we can, we’ll arrange it.

How much does a night cost?

Roughly €90-120 in low season, €120-150 in mid season, €150-180 in high season. The rate changes with the day of the week, the period and local events, so only the written quotation is binding. Add €60 for final cleaning, once per stay, and the municipal tourist tax of €1 per night for guests aged 12 and over.

Is there somewhere to leave skis and boots?

Yes: a private cellar on the ground floor, where skis, boots and sledges dry outside the flat without bringing snow inside.

Is the flat suitable for children?

Yes. There is the bunk bed, board games, the shared lawn in front of the house and greenery all around. The area is quiet and residential.

Are bed linen and towels included?

Yes, at no extra cost: full bed linen for every bed and every guest — sheets, pillowcases and blankets — and two towels each, a small one for hands and a large one for the shower.

What is there to do in Tarvisio besides skiing?

In summer, Lake Fusine 15 minutes by car, Lake Predil with its lido between the mountains, the cable car to Monte Lussari and the Alpe Adria cycle path running below the house. All year round, the Slizza Gorge 15 minutes on foot, and the Austrian and Slovenian borders less than ten minutes away by car.

Is it better to book here rather than on the platforms?

Yes: booking direct means no platform commission for you or for us. And you get us, in person, not a call centre.

Few and clear, so you know what to expect and we can keep the house as you found it.

Arrival 15:00 – 20:00 With the key safe you let yourselves in. For other times just write: if we can, we’ll arrange it.
Departure by 10:00 am The keys go back in the safe, just as you found them.
Length of stay 3 nights minimum In the busiest periods the minimum rises to 7 nights — which do earn you a discount.
  • Maximum 4 guestsThree beds in two rooms: two adults and two children, or four adults.
  • At least 24 hours’ noticeWe don’t take same-day or next-day bookings: we need time to prepare the house properly.
  • Minimum 3 nightsIn a few very busy periods — New Year, for instance — the minimum rises to 7 nights. The calendar tells you as you choose.
  • No smokingNeither indoors nor on the terraces: wood holds the smell and the next guests notice it.
  • No petsWe’re genuinely sorry, but the flat is small and some guests have allergies.

  • Fully registeredRegistered holiday accommodation, with the Italyn national identification code at the foot of this page.

What’s ready for you

  • Full bed linen for every bed and every guest: sheets, pillowcases and blankets, all freshly changed.

  • Kitchen complete with pots, utensils, oven, microwave and espresso machine.

What is added to the stay

  • Final cleaning: €60, charged once at the end of the stay, whatever its length.
  • Municipal tourist tax: €1 per night for each guest aged 12 and over. Paid together with the balance, by bank transfer, before arrival.

Deposit and cancellations

  • A deposit is paid on booking; the balance is settled by bank transfer before arrival.
  • Cancel at least 30 days before the stay: the deposit is refunded in full.
  • Alternatively you can move the dates. This isn’t automatic: the new dates must still be free and fall in a comparable price band, so it is agreed case by case.

We’re the last house in the first row. The cellar and the parking space carry the Marmot sticker, so you’ll spot them at once. If we can’t welcome you in person there is a key safe: we’ll give you the code so you can collect the keys yourselves at the agreed time.
